Talus 7 & 8
The Talus Parcel 7 and 8 residential project marks the final phase of JR Hayes’ Master Community Development program initiated in the early 2000’s and is the crown jewel of the Talus development. Situated high above the City of Issaquah, its 63 lots provide views of the valley below and the foothills of the majestic Cascades Mountains in the distance.
Construction in this remarkable location took remarkable effort. Much of the site is carved into the native rock, and the remainder on fills supported by MSE walls up to 39’ in height. Consistent with its commitment to sustainability, rather than export the excavated material and import material mined elsewhere JR Hayes instead used an engineered cement soil mixture to treat the onsite native materials to complete the massive fills. In addition to the MSE walls, JR Hayes installed a combination of soil nail and shotcrete walls, soldier pile and lagging walls, and lean-mix piers to ensure that this landmark community stands the test of time.
JR Hayes’ utility crews also made a mark on this project, particularly in the construction of new, and modification to existing water distribution systems. Improvements included construction of new water towers, addition of a new pumps station and modification to the existing pump station that in combination serves multiple communities through the Talus development. JR Hayes self-performed most of the mechanical and distribution piping for these improvements as well as the associated civil and structural portions of this scope.
